They are social housing.(=cheaper rents) Usually charities supported by Government money.

In terms of application many require that you register via the Council. Some will except registration regardless.

The good thing is many specialise in providing housing for specific groups, for example Caribbean HA's; Learning Disabilities, Single women.

Although they all operate waiting lists.

Just bumping this thread as i am also getting closed doors at me with this housing issue....i have done the research, have contacted some housing associations and ALL of them keeps saying i have to go through the council.....the problem is, the council ONLY give priorities to people with children, or elderlies. I believe my form was thrown in the bin because they couldn't even find me in the register...:shock::( which means i have to hand in another application form next week....even though i am so dis-heartened already.

Oh and i was told by my local housing officer that i am WAISTING my time coming to them...:shock:

Does anybody know of those Housing Associations in London that take SELF REFERRALS instead of going through the local council?

Try these people http://www.housing.org.uk/ And also contact your nearest Shelter organisation. They should provide list of associations and co-operatives that provide housing.

You may have to be a little creative with your application forms.

Why is it a scam? Its a way for low income earners and those unable to get a deposit together, to get on the housing ladder.

As far as i was aware S.O. schemes operate on a 'first come first serve' basis , unlike the waiting list system the Council operate for their homes. So if any do operate like this, try and find another as many don't.

The reason I say its a scam is because of the rent part of the shared ownership. The ones that have been advertised are part payment towards your owned portion of the property and the other part is 2 loans on which you are paying interest as well as the morgage interest. Yes its a great idea to get on to the property ladder. But most of the money you will be paying out will not be going towards you owning the property.

The rental payment isnt an advantage obviously, but if the overall package is affordable, owning 50% of a property is better than owning 0%, surely?.

Remember the schemes allow you to 'Staircase', which put in laymans terms means you can gradually buy more shares in the property right up to the maxuim of 95-100% ownership, depending on which Association you use. The more you own the less you pay in rent. The other altenative is to sell completely once your situation improves and enter the market on standard terms.

I dont see it as a scam, but more as no-one offers nothing for nothing.

An example of exactly how expensive it is as follows.

Asuming a 50% share is on offer, a Shared Ownership purchase price of £120,000 would mean a mtg of £60,000 + rent on the remaining 50% share.

Cost per month of a £60k Repayment mtg, over 25yrs, int rate 5.5%, = £368.45

Typical cost of rent on reamining £60,000 = £225pm

Total cost of shared ownrship package = £ 593.45
