Hello people,

I am a council flat tenant  and the last three week it was vandalised and  we suffered power surges which damaged everything electronic in the flat...we had no power for two days until they fixed it and when i went to complain to the council they claimed that they only insured the building  and their insurance doesnt cover stuff inside its flat and thats a tenants responsibility to insure his/her  belongings

 

Now this saturday the same thing occured again and there was ahuge power surge and my neighbours plasma tv was on fire and she is really furious but then again the council claims its not their fault

Security is included in the bills that we pay but the back door is always open so does anyone know if there is a legal room to force the council to pay up something?

If your power cut was due to a fault with your supplier i.e everyone in the area or street lost there electricity supply, then the council would not be responsible.  However if the fault was due to the faliure off appliances such as a generator within the property then you do have a claim.  Under your right to repair you should not have been without electrcity for two days with out a realistic alternative.  The council will often tell you that everything is the tenants responsibility as most people give up after this.  Unfortunatly You will need to put a letter in writting to your local office, and I sugest you send a copy to the Director of housing services and  one to your local councillor also.  If all else fails suggest that you will seek legal advice that often has the desirable effect;)
